What causes the sinking of a concrete slab?

What causes uneven concrete?

Sunken or unlevel slabs and hardstand surfaces in warehouses or logistics environments can be a sign of foundation ground subsidence.

There are many different causes of subsidence and various contributing factors. All involve some sort of change in the ground, which, in turn, generates movement of the soil.

For example, droughts dry the ground, resulting in the soil (especially clay) contracting. Excavation and construction, even heavy traffic, and machinery vibration can move, displace, and alter the condition of the ground. In extreme cases, seismic activity shakes the ground, often resulting in liquefaction which ‘squeezes’ liquid up from the ground resulting in differential settlement.

Sunken or unlevel slabs and hardstand surfaces in warehouses or logistics environments can be a sign of foundation ground subsidence. Importantly, they can be a trip hazard, mainly if they cause water to pool in certain areas, further increasing the risk of slips, trips and falls for your employees.

If the area is a hardstand for plant and equipment, uneven floors can result in machinery becoming unlevel or misaligned. This can create significant issues around machinery maintenance and performance; some sensitive equipment can stop functioning correctly and it could even void the warranty.

These unlevel surfaces usually indicate soil subsidence underneath, which can deteriorate further and cause expensive, hard-to-fix damage to buildings and other structures. Even an unlevel driveway at commercial premises left untreated for too long can become fragmented and unsalvageable.

Step Slabs
Raised more misaligned slab joints pose a safety hazard for transport yard operators, and warehouse managers and asset owners. Step slabs can cause a jolt in a forklift ride, which can shift the load on the forklift. To minimise this jolt, forklift drivers will slow down as they approach the joints and become more focused on the travel across the joint rather than being aware of their surroundings.

Pumping at Slab Joints
If the joints in your concrete slab are not properly sealed, water can enter the joint and get into the ground beneath. This can mix with the soil and make the ground soft, which can then cause problems when trucks drive over the joint. The soft wet patches could cause an unsightly mess on top of the slab, and over time the slab will break at the joint, resulting in a costly repair job.

Sunken Slabs
Sunken Slabs can form in areas with high traffic, such as transport yards and warehouses. These Slabs can be a safety issue for users when it rains, as water ponds on the slab cause slippery conditions that can lead to people slipping.

The Bega Cheese factory is a high-tech cheese processing factory that operates around the clock. The constant heavy vehicle movements and underlying weak ground conditions caused the concrete slab to settle. A cheese factory in Bega, Australia is worried about a potential loss of revenue after part of the factory sunk into the ground.

Bega Cheese used Mainmark’s Teretek Resin Injection technology to fix a sloping slab. Bega Cheese was able to remediate the concrete slab quickly and cost-effectively using Mainmark’s Teretek non-invasive resin injection solution.

Teretek® Re-Supports and Re-levels Concrete Hardstand Affected by Subsidence and Water Ingress

Mainmark solution was a significantly more affordable alternative to rectifying the issue, which would have otherwise required digging out the old foundations and pouring new concrete.

A large open paved area in Lonsdale, South Australia, has subsided by up to 150mm. A retaining wall built along a property boundary partially rotated, causing a gap between the top of the wall and the hardstand slab. The concrete surface is constantly weakening due to vibrations from traffic and the subsidence of the soil.

The Mainmark company was contracted to re-level an area near a retaining wall and recommended their proprietary Teretek® Resin Injection solution to remediate the subsided hardstand area.

Teretek® Re-levels Busy Transport Yard

Mainmark completed the project in a single day. The transport yard’s slab was safe for a load of heavy trucks a few hours after the application.

Fonterra is a dairy co-operative owned by more than 10,500 farmers that exports products from New Zealand.  Fonterra’s transport yard in Te Awamutu is essential to a dairy company’s ability to transport products and has experienced subsidence due to unstable soils and voids.

Fonterra wanted to remediate the sunken transport yard quickly and cheaply. Mainmark used a Resin Injection solution to fill the voids, lift the slab, and stitch sections of the slab back together without disrupting daily operations.

Warehouse Floor Raised and Re-levelled

The Teretek Deep-Injection and Slab-Lifting methods were used to correct the floor slab in a warehouse.

Parts of a food industry distribution centre sunk during Darfield Earthquakes. The north wall and other areas of the building have sunk, causing concerns about the stability of the tilt-panel walls.

Teretek Deep-Injection and Slab-Lifting methods were employed to correct the alignment of a floor slab and loading dock. The ground floor slab of this food distribution centre was levelled without complication, and the racking systems and machinery remained in place and operational.

Frequently asked questions

What happens with unlevel driveways, floors and hardstand areas?

After the application of the Mainmark solution, unlevel surfaces will become aligned again as the ground underneath is strengthened and re-supported. Simple cosmetic repairs may be required.

Will there be a mess?

Very little, if any. We use Teretek® engineered Resin Injection technology, which is likened to “keyhole surgery”, or JOG Computer-Controlled Grouting, with no major excavation and minimal disruption or mess. The injection holes required are very small.

How long does it take?

Each project is different and depends on the required amount of lift, area for correction, building construction, and ground conditions. Most projects can be completed in a day or two, and we can work at night or on one area at a time, so your business can keep operating.

Do I need to send my workers home?

No, most projects don’t require you to vacate the premises or even move furniture or equipment. For the most part, you can keep operating as normal. Driveways can often be driven on in as little as 30 minutes after

What warranty will I get?

The materials we use have been developed for use underground and have been specifically engineered to resist shrinkage and deterioration. Teretek® is warranted by Mainmark for an industry-leading period of 50 years.

Is it safe and environmentally friendly?
