Alternatives to Traditional Underpinning

The alternatives to the traditional types of pile underpinning are based on methods that use the computer controlled injection of either a specialised grout or polyurethane resin, into the ground.

These techniques are known as ‘computer-controlled grouting’ and ‘resin injection process’ respectively.

Both processes strengthen the ground to support the building’s load safely.

Where subsidence has occurred, careful control and monitoring of additional grout or resin injection can help re-level the building.

What benefits do modern alternative methods of underpinning bring?

Compared to traditional types of pile underpinning, modern alternative methods are non-invasive, faster, and more cost-effective.

Modern alternative methods use unobtrusive injection equipment compared to the disruptive heavy machinery required by traditional pile underpins.

Level correction and ground improvement by computer-controlled grouting or resin injection are non-invasive and non-disruptive, and the work can usually be done while the building is occupied.

Geopolymer Resin Injection

Our Teretek® engineered resin injection process can be used for ground improvement, re-levelling and void filling.

An array of small-bore injection tubes is strategically placed to deliver the expanding polyurethane resin mix into the ground at the right points to strengthen the ground, fill voids and help to re-level the building with minimal disruption to its occupants.

The resin is environmentally inert, is backed by our 50-year warranty and is suitable for use across a wide range of buildings and soil types.

JOG Computer Controlled Grouting

Mainmark’s JOG Computer Controlled grouting system is a unique multi-point cementitious grouting process used to re-level buildings affected by settlement.

It uses proprietary grout pumps to deliver grout for a few seconds at a time to multiple injection points all carefully controlled and monitored by computers.

The process effectively ‘lifts’ the building gradually to the required level.

Underpinning

The traditional method

Excavation – Heavy machinery is required to dig large holes to depths often up to 3 metres.

Soil removal – large quantities of dirt and rock are loaded onto dump trucks and transported away from the site

Pouring Concrete– filling the holes or “piers” with concrete can be complex and logistically challenging depending on the site.

Curing time – concrete can take several days to get to strength.

Resin Injection Underpinning

The modern alternative

Tiny holes– Teretek is applied through keyholes, typically 6mm to 16mm in diameter.

Clean and quiet – The process is clean and quiet, has minimal impact on residents.

Resin injection – The resin injects into the ground and expands in the ground within minutes.

Curing time – 30 minutes. You can even use the building during the process.
