What are subsidence cracks?
Subsidence cracks can appear in the walls, floor and ceiling of your home and are caused by the movement or shifting of the ground beneath the house’s foundations.
Subsidence cracks are often the first signs of subsidence that homeowners notice. Acting quickly when you spot them is critical for preventing additional damage to your home.
With over 35 years of experience in ground engineering globally, Mainmark offers quick, reliable and cost-effective subsidence treatments for residential homes. Our team can carry out surveys to:
- Identify subsidence cracks
- Examine other signs of subsidence
- Diagnose the problem
- Advise on the most effective subsidence solutions
If it’s determined that your home has subsidence cracks, our Teretek® resin injection and JOG computer-controlled grouting technologies can address the root causes of subsidence and give you confidence about the safety and stability of your home. We will recommend the most appropriate, cost-effective solution for the treatment of subsidence cracks and subsidence of your home.
Our modern subsidence treatment methods fill in the voids under the foundations of your home using environmentally inert resin. This strengthens the ground underneath your home, gently brings it back to level and helps prevent any additional damage. The treatment is usually completed in a day.
Once the subsidence has been dealt with, the subsidence cracks may close slightly but will need to be repaired and walls redecorated to make your home look like new.

How to recognise subsidence cracks
Cracks can appear in walls, ceilings and floors for many reasons, such as temperature fluctuations or structural issues unrelated to subsidence. Here are some key indicators to help you determine whether the cracks you are noticing are subsidence cracks.
● Location – Subsidence cracks often appear near doors and windows. They may travel in a diagonal direction and be visible on both the internal and external walls.
● Size – Subsidence cracks are usually wider than other types of cracks. They are usually at least 3mm wide and, in walls, they tend to get wider towards the top.
● Other signs of subsidence – These include uneven floors, windows and doors that are difficult to open and extensions appearing to separate from the main house. If you notice any of these, it’s likely the cracks are also from subsidence.
If you’re unsure if your home has subsidence cracks, it’s best to get expert advice. Subsidence isn’t a problem that can be ignored, and subsidence cracks can be your first warning that something is wrong. Mainmark’s experts can help you deal with subsidence cracks quickly and effectively.
