What are sinking floors?
Sinking floors can be a sign of subsidence and other issues with a house’s foundations. When it comes to the structural elements of a property, any problems must be investigated as soon as they arise to avoid foundation collapse due to weak areas or voids in the underlying soil.
A building can sink at various points or, in the worst circumstances, the entire foundation could be affected.

What does a sinking floor mean?
Concrete floors within a home can sometimes suffer subsidence, which is the sinking of the concrete due to ground movement.
Depending on the location and size of the subsiding area, a building may sink at various localised points, or the movement may spread across the entire footprint of the house’s foundation.
If left untended, subsidence can be a very serious problem that is likely to worsen, creating further areas of sunken floors, wall cracks or other building damage.

This house lifting and re-levelling method eliminates the need and the cost of ripping out and replacing the floor or demolishing and rebuilding brickwork walls, restoring value to the home. The work is carried out with minimum disruption to the occupants. In many cases, the occupants can remain in the home.
Unlike more traditional methods of underpinning buildings, our resin injection methods are quicker and, in most cases, done from the outside using 16mm diameter tubes. If interior injection is required, only a 6mm tube is used. The size of the tubes means that there is minimal intrusion into the property.

Sinking floor FAQs
What happens to sunken floors?
After the application of the Mainmark solution, sunken floors will become raised and re-aligned as the ground underneath is strengthened and re-supported. Simple cosmetic repairs may be required.
Will there be a mess?
With Mainmark’s methods, there will be very little, if any mess. We use Teretek® engineered resin injection technology, which is likened to keyhole surgery, or JOG Computer-Controlled Grouting, which requires no major excavation and causes minimal disruption or mess. The required injection holes are very small.
How long does it take to lift and re-level sinking floors?
Each project is different, and the length of time will depend on the required amount of lift, the size of the area needing correction, building construction methods and ground conditions. Most projects can be completed in a day or two, two, and we can work at times that suit you.
Do I need to vacate my property?
No, most projects don’t require you to vacate your home or even move furniture. For the most part, your day-to-day life can continue as normal with minimal disruption.
What warranty will i get?
The materials we use have been developed for use underground and have been specifically engineered to resist shrinkage and deterioration. Teretek® is warranted by Mainmark for an industry-leading period of 20 years.
Is it safe and environmentally friendly?
Injected Teretek® and JOG Computer-Controlled Grouting materials are environmentally inert and have no detrimental effects on the environment.
