Government and privately-owned assets including museums, churches, monuments, libraries, emergency service buildings, and historical landmarks can suffer from structural damage as a result of sinking foundations, weak ground, and ground movement.

When this happens to public buildings, it is important to move quickly to minimise the damage and avoid creating a safety hazard for workers, citizens, and visitors to these structures.

When the government building is heritage-listed or of historical importance, it is even more crucial that the causes of damage are addressed for preservation purposes. In many cases, demolishing and rebuilding is prohibitively expensive, and often not an option due to the significance of the site or building.

Mainmark is the expert in helping to combat the causes and effects of structural movement, from earthquake damage, sinking foundations, large holes and large voids, to sinking floors and building subsidence, without the need for expensive underpinning or excavation. We can help to remediate signs of structural damage including cracked walls, unlevel floors, jammed doors, jammed windows, and other visible signs of subsidence. Even if large cracks have opened up on the walls or gaps have formed around doors and windows, by re-levelling and re-supporting the structure with ground improvement and foundation improvement solutions, these cracks and gaps will start to visibly narrow or close completely as the structure moves back into its correct position.

When sloping or sinking floors create safety concerns, Mainmark can lift the building or sections of the structure until the floors are level again, removing trip hazards in the process. In seismic regions, our solutions also provide liquefaction mitigation benefits, ensuring the ground beneath the structure is resistant to future ground movement.

Mainmark’s engineered, proprietary solutions can raise and re-support structures, fill large holes, deliver ground stabilisation, and reduce the extent of any further movement. Our state-of-the-art solutions and technologies include Teretek engineered resin injection, Terefil lightweight cementitious grout, and JOG Computer-Controlled Grouting. Highly-trained Mainmark technicians apply these materials with precision and close monitoring until the ground beneath structure has been remediated to project specifications.

Buildings can be treated in as little as a few days, with results sometimes visible within hours after works commence, depending on the nature and extent of the problem.

Mainmark solutions are non-toxic, environmentally inert, and are applied with minimal intrusion and interruption to occupants and visitors. In many cases, you will be able to maintain normal operational hours while works take place, or designate preferred access hours to suit site requirements.

We solve problems with Public Buildings

  • Achieve ground improvement to strengthen sinking buildings and lift structures without compromising structural integrity
  • Address weak ground or weak foundations to increase safety and operational efficiency of public buildings
  • Protect heritage-listed, historically-significant structures affected by building subsidence with ground strengthening solutions, ensuring they remain resistant to future ground movement
  • Efficiently and cost-effectively approach the re-levelling of structures to help fix cracked walls, jammed doors and windows
  • Revitalise, seal, protect and structurally reinforce ageing or damaged public buildings impacted by weak ground or water ingress using Specialised Resins, Gels and Coatings

Success Story:

Filling voids and raising sunken slabs in the nation’s capital

Located next to a high traffic area utilised year-round for some of Canberra’s largest community events, bridge approach structures and an adjacent roadway were showing significant signs of settlement. Cracks on the road surface and along the walls of the pedestrian walkway, as well as dishing in the main roadways leading to and from adjoining public buildings were identified as needing rectification. Mainmark successfully applied its proprietary Teretek Deep-Lift method involving the injection of engineered structural resins beneath the sunken sections of the structure, filling any voids encountered to maximise ground support and re-levelling to project specifications.

Success Story:

Re-supporting a wartime explosives magazine

A wartime explosives magazine in a national park had fallen into disrepair, requiring major footing re-levelling and foundation compaction to maintain its safety. Limited access made the project challenging. Mainmark was engaged to return the building footings to a safe, level, and stable condition, minimising the potential for further settlement due to poorly-compacted soils. Mainmark used its deep-injection resin to lift the structure and re-stabilise the ground beneath the building’s foundations.
